Reserved Area: means that part of the Website given in exclusive use to the User, through which the same can, after authentication, access specific functions.

Although the utmost care is taken in the maintenance of the Website and in the selection of its contents, the Real Estate Company assumes no responsibility for the accuracy, completeness, or timeliness of the data and information contained therein or on any linked sites; consequently, no responsibility is accepted for errors or omissions deriving directly or indirectly from the use of data and information present on the Website. The User must therefore personally verify the accuracy of the information on the Website before taking any action.
Access to its Reserved Area may be configured following a specific invitation from the Real Estate Company and shall guarantee the User the possibility of configuring and reserving the property and saving all its configurations, so that they can be consulted when necessary. Following activation by the Real Estate Company, the User will receive instructions on configuration and an e-mail at the address given during activation at the Real Estate Company confirming successful registration and creation of their personal account. The Reserved Area shall be accessible by means of access credentials comprising username and password, the length of which may not be less than 8 characters, in accordance with the password creation criteria indicated on the Website each time. The User's username, on the other hand, is the e-mail address given by the User when filling in the Website's contact form. The User may cancel their account at any time by sending an e-mail to the Real Estate at the above-mentioned addresses. The User is obliged to keep their access credentials confidential. The User is in any case obliged to provide personal contact data that can only be traced back to them and not shared with third parties.

The Website offers the User the option to reserve an apartment for 72 hours during which time it will not be visible or available on the Website (hereinafter, "Reservation"). If the purchase proposal is not finalised within 72 hours, the reserved apartment will become visible and available again on the Website. It is only possible to reserve an apartment once.
For the purposes of the Reservation, you will be asked to enter your credit card number and it will be verified that the amount indicated on the Website is present on that card. Only then will it be possible to reserve the apartment. Following the Reservation, the sum indicated will be blocked and, consequently, will not be available on the credit card for 72 hours. At the end of the 72-hour Reserve period, regardless of whether the purchase proposal has been finalised or not, the blocked sum will once again be available in accordance with the contractual timeframe defined by the User's bank. In both cases there will be no charge.
The Website allows the User to submit a purchase proposal using one of the following methods:
● editable drafts provided directly by the Real Estate Company. The User may access a text editing area within their Reserved Area, edit the proposed text and send their unilateral proposal directly to the Real Estate, by means of the systems made available on the Website each time.
● A customised proposal formation process, under the guidance of an Estate Agent during an in-person or virtual appointment, who will set out the User's wishes in a contract.
In the event of errors detected in the compilation of the proposal prior to its submission, the User may contact the Real Estate Company via the link available within the Reserved Area in order to request its correction.
Where defined in the purchase proposal, the User may be required to pay a sum of money as a security deposit by bank transfer or bank cheque. You will then be asked to upload the identification code of the bank cheque or bank transfer to be completed in the Private Area.
The User shall be liable for all activities and operations carried out with the activated Account and shall immediately notify the Real Estate Company, by e-mail, of any unauthorised use of their account and access to the Reserved Area.
The Website in its entirety, as well as all material contained therein, is protected by copyright and other intellectual property rights laws.
The contents published or in any case present on the Website - including, by way of example but not limited to, the trademarks, logos, images, press releases and documents in general produced therein, as well as the application software and codes used to implement the website - are the exclusive property of the Real Estate Company, or used with the prior authorisation or licence of the relative owner.
The Real Estate Company reserves all rights over them, including that of reproduction: the User may use said content only if strictly necessary for the proper use of the Site. Any other use is to be considered prohibited. The copying and reproduction of any text on the Site and/or present on other sites managed by the Real Estate Company is not considered a permitted operation.
The security of data transmitted via the Internet's own protocols cannot be guaranteed with any degree of certainty. It is possible for third parties to intercept transmissions or private communications transmitted on the Website without the permission or knowledge of the Real Estate Company, which undertakes to adopt appropriate security measures, without ensuring the security of any information transmitted or the security of access to the Website itself.
The Real Estate Company reserves the right, as of now, at its sole discretion, to interrupt or suspend the Service at any time to maintain, modify and/or update the Website. In the course of the activities indicated herein, the Website may be temporarily unavailable or otherwise unusable.
The hyperlinks on the Website may direct the User to pages on websites other than this one, which are deemed to be of possible interest to the User.
